Job Overview

KEO is seeking a Senior Site Architect to join its multidisciplinary team in Abu Dhabi. The successful candidate will support the delivery of a prestigious waterfront residential development featuring luxury villas and premium residential communities.

The role will involve architectural design review, coordination, technical delivery, Architect of Record (AoR) support, and construction supervision throughout the project lifecycle.

The Senior Site Architect will work closely with the Architectural Manager, design consultants, contractors, and multidisciplinary engineering teams to ensure architectural works meet approved designs, project specifications, quality standards, authority requirements, and client expectations.

Key Responsibilities

Design Review & Technical Delivery

• Review and validate architectural Detailed Design and Issued for Construction (IFC) documentation.
• Review architectural drawings, specifications, schedules, material selections, and technical submissions.
• Ensure compliance with project requirements, design standards, authority regulations, and approved design intent.
• Identify design coordination issues, technical challenges, and constructability concerns.
• Support architectural design reviews and provide technical recommendations.
• Coordinate with Structural, MEP, Façade, Interior Design, Landscape, and specialist consultants.
• Participate in BIM coordination reviews and multidisciplinary design meetings.

Architect of Record Support

• Support architectural delivery under the Architect of Record appointment.
• Review contractor shop drawings, RFIs, material submissions, and technical queries.
• Coordinate design amendments and ensure project documentation is updated accordingly.
• Assist with authority submissions, approvals, and compliance requirements.
• Liaise with contractors, suppliers, and specialist consultants to resolve architectural issues.
• Maintain design quality and consistency between approved designs and construction delivery.

Construction Supervision

• Conduct site inspections to monitor architectural works and finishes.
• Ensure construction activities comply with approved IFC documentation, specifications, and quality requirements.
• Review architectural finishes, materials, mock-ups, and workmanship standards.
• Identify defects, non-conformances, and quality issues and support their timely resolution.
• Review contractor proposals and alternative solutions when required.
• Support project handover activities, including snagging, close-out, and as-built documentation.

Coordination & Reporting

• Attend design coordination, construction, and progress meetings.
• Prepare technical comments, review reports, and inspection records.
• Coordinate with project teams to resolve architectural and multidisciplinary issues.
• Support the Architectural Manager in maintaining project delivery standards.
• Promote quality, innovation, and best-practice architectural solutions.

Qualifications & Requirements

• Approximately 10 years of relevant professional experience.
• Bachelor’s degree in Architecture.
• Professional architectural registration is preferred.
• Extensive experience delivering building projects in the UAE is essential.
• Strong experience working within an architectural or multidisciplinary consultancy environment.
• Proven experience delivering luxury residential, villa, waterfront, or high-end mixed-use developments.
• Experience reviewing Detailed Design and IFC documentation.
• Strong understanding of architectural coordination, construction supervision, and technical delivery.
• Ability to coordinate effectively with consultants, contractors, engineers, and other project stakeholders.
