You will play a key role in evaluating project variations, managing commercial risks, and ensuring contractual compliance throughout the project lifecycle.

Key Responsibilities

  • Review design revisions, site instructions, RFIs, and contract changes to identify commercial impacts.
  • Assess the cost and schedule implications of project variations and scope changes.
  • Prepare detailed cost estimates, quantity take-offs, rate analyses, and variation submissions.
  • Manage the complete variation and change management process from identification to final approval.
  • Prepare and review variation orders, change requests, and commercial documentation.
  • Evaluate contractor variation claims and ensure compliance with contractual requirements.
  • Interpret contract clauses relating to variations, notices, valuations, and entitlements.
  • Maintain variation registers, commercial records, cost reports, and change logs.
  • Coordinate with engineering, planning, construction, and project controls teams to support variation assessments.
  • Participate in commercial meetings and provide updates on variation status, project costs, and commercial risks.
  • Assist with claims management, final accounts, commercial audits, and contract closeout activities.
  • Support project cost forecasting by incorporating approved and anticipated project changes.
  • Ensure all commercial documentation is accurate, complete, and audit-ready.

Requirements

  • Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
  • 5–10 years of relevant experience in quantity surveying and commercial management.
  • Strong background in variation management, cost estimation, and contract administration.
  • Experience working on large infrastructure, building, or mixed-use construction projects.
  • Sound knowledge of quantity surveying principles and standard methods of measurement.
  • Experience preparing and reviewing variation claims, cost breakdowns, and commercial evaluations.
  • Good understanding of FIDIC or other international construction contracts.
  • Ability to assess commercial risks, cost impacts, and project changes.
  • Strong negotiation, analytical, and problem-solving skills.
  • Proficiency in Microsoft Excel and other Microsoft Office applications.
  • Excellent English communication and report-writing skills.
  • Ability to manage multiple commercial tasks while meeting project deadlines.

Preferred Qualifications

  • Professional membership such as MRICS, AIQS, or an equivalent qualification.
  • Experience working on construction projects in the Middle East, particularly Saudi Arabia.
  • Familiarity with CostX, Candy, or other quantity surveying software.
  • Knowledge of Primavera P6, Microsoft Project, or similar planning tools.
  • Experience with project controls, commercial management systems, and final account preparation.
  • Arabic language skills are an advantage.
