About the Company

Job Overview
Location: Manama, Bahrain (or relevant site locations in Bahrain)

Department: Quantity Surveying / Commercial / Cost Control
Reports To: Head of Commercial / Projects Director
Education: Bachelor’s degree in Quantity Surveying, Civil Engineering, or related field; professional qualifications or memberships are a plus
Experience: Typically 7-12 years in quantity surveying / commercial roles, with prior experience leading teams and handling large-value projects

Role – Lead Quantity Surveyor
You will be responsible for leading the commercial / quantity surveying function on project(s). Duties include preparing and reviewing BOQs, tender documentation, managing variations, cost value reconciliations, final accounts, mentoring and supervising QS team members, ensuring cost control, and collaborating with procurement, contracts and site teams to ensure project profitability and compliance.
Key Responsibilities
Produce, review, and validate Bills of Quantities (BOQ), tender documents, and cost estimates.
Handle contract administration, variation orders, and claims.
Monitor and reconcile costs via Cost Value Reconciliations (CVRs).
Prepare interim valuations, running bills, and final accounts.
Lead, mentor, and manage a quantity surveying team; allocate tasks, review output and ensure quality.
Collaborate with contract and procurement teams to compare tenders, negotiate supplier/subcontractor agreements.
Ensure compliance with contractual obligations and financial risk mitigation.
Provide regular cost reports, forecasts, and updates to senior management.
Required Qualifications & Skills
7-12 years of experience in quantity surveying / commercial roles.
Strong experience with BOQ preparation, tendering, cost control, variation management.
Leadership skills: managing teams, delegating, quality checking.
Excellent knowledge of construction contracts, measurement standards, cost estimating.
Good spreadsheet / cost-software / reporting skills.
Strong communication skills, ability to liaise across disciplines (site, procurement, contracts).
